A couple of years back, before Covid, I began to write a book titled "The Efficiency of Simplicity: How the Power of Simplification Can Transform a Title Agency."

The premise of the book is based on my experiences during many interactions with title agency teams and witnessing first-hand the substantial loss of time, efficiency, and revenue created when a title agency employee is not given a framework or a system for carrying out tasks.


I found that smart and talented employees were leaving, and those who stayed to make up for the ones who left were unhappy and, in many cases, burned out.

The assumption that an experienced employee does not benefit from the structure created by an implemented workflow system is unrealistic and is the underlying cause of most of the issues I still witness today.

My advice then and now remains the same. The best way to manage the complications involved with closing a transaction is to clearly define the tasks and issues, and identify and separate what can be simplified. After, place those tasks into a streamlined, controllable workflow system that is easy to understand and simple to execute, thereby freeing up the mental bandwidth and time required to manage the uncontrollable variables that frequently arise during the closing process.


I recognize that this level of simplicity baffles the mind of someone who understands the difficulties of closing a real estate transaction. To such a person, I suggest they remember there is no extra credit given for accomplishing tasks and closing a transaction in the midst of complexity and disorder, and no credit withdrawn for performing tasks and closing a transaction with the help of simplicity and order.


I also ask those individuals to remember that leaving simplification out of the equation is a guarantee of loss of time, loss of revenue, loss of efficiency, and, finally, loss of repeat and referred customers.

As our economy continues to shift and as the winds of change continue to blow against our title industry and all industries, there is no allowance for mediocrity. Those who see this as an opportunity to self-correct, adapt and fine-tune their systems and processes will survive and thrive. Each transaction will be a testament to their standing and position in the industry. The market will speak, and those who do not improve the quality of the services they provide will, unfortunately, be left behind.
