INTRODUCTION TO TITLE PROCESSING

4-Week Certificate Course

Upon completion, the student will will know how to:

  • Review a Residential Contract for Sale and Purchase and identify the key information that impacts how the transaction is opened and processed.

  • Review a title commitment and identify title requirements  and understand how the title clearing process translates to the owner's policy and loan policy.  

  • Review a municipal lien search and identify delinquent property taxes, tax certificates, municipal liens and assessments, code liens and violations, open and/or expired permits, and understand how each impacts the process of clearing title, the settlement statement, and the owner's policy and loan policy.

  • Review an association estoppel and understand regular assessments, special assessments, capital contributions, transfer fees, delinquent or in-collection fees, master and sub-associations, recreational and ground leases, association approval letters, and how the association estoppel impacts the title clearing process, the settlement statement and the owner's policy and loan policy.

  • Review a survey and identify survey certifications, surveyor notes, and how adverse matters disclosed in the survey impact the owner's policy and loan policy.

  • Review a settlement statement and understand buyer and seller charges and credits, prorations and adjustments, payoffs, loan charges, impounds, government recording and transfer charges, commissions, closing fees, title charges, policy premiums, funds due from the lender, funds due from the buyer, and funds due to seller.

  • Review a final Owner’s Policy and Loan Policy and identify policy jackets, understand Schedule A and Schedule B, endorsements, subordinate matters, and how the tasks carried out during the title clearing and processing stage result in the final owner's policy and loan policy. 

Classes are conducted Live via Zoom during four weeks of 1-hour sessions twice per week.
